Trying to take my investing to the next level

Hello everyone.  I looking for information on refinancing some of my paid off rental properties in order to get cash to invest.  I have experience doing rehabs and new constructions.  For the last few years I haven’t been active but now I’m ready to do real estate full time.  What I’m looking to do is place maybe 10 SFRs in a llc and do a cash out.  Then I’ll be looking to partner with people on projects. I need help doing the initial refi on my properties.  Everything I have is currently rented and the cash flow is great. My problem is my personal credit.  But I have people with good credit (mom, sister,brother) who are will to join the llc and be my signer on the loan.  My properties currently are in 4 different LLCs all of which are around 5 years old.  Can someone please advise me and help me get started.
