Ready to build a rental property portfolio

Eager to start building a portfolio of rental properties for passive long-term income. Who knows, this may replace my day job in IT one day. New to the market, but have read BRRRR, One Rental at a Time, and The book on Investing In Real Estate with No (and low) Money Down. The next book on my read list is Long-Distance Real Estate Investing, but I believe there is plenty of opportunity in my area and state. No analysis paralysis, just ready to start and hopefully have a little guidance. Thank you

As mentioned by @Michael Dumler finding BRRR deals that work in real life is extreamly rear right now. I also agree cosmetic rehabs are the best projects to create equity/cashflow. A lot of these books are real but what worked 4-5 years ago does not necessarily work in 2022. I always push first time buyer clients to do basic updates/raise rents to create some equity, if they can BRRR the deal out in a year great and if not they still have an excellent safe first rental.
