Statistical analysis help

Hello! My name's Colby Leboeuf.

I’m from south Louisiana and I’m trying to get into the rental game.

I’m in the process of getting my ducks in a row to make my first purchase, however I’m having trouble getting a good source for how to run the numbers on a home. For instance, where does the information come from to run the numbers? I know Zillow zestimates can’t be accurate 100% of the time. Any and all help is appreciated. Thanks everyone!
