Bought a single family rental 2 years ago. The jury is still out on whether I bought the house or stole it...lets's just say I got a great deal. I managed the property myself with no experience and the internet as my mentor. My first tenant was a nightmare (on paper) and in real life, but I didn't care. I was just excited that someone wanted to live in the house and mail me money every month on the 1st...errrr the 11th...or the 22nd. About 3 months in I was wondering if the lease agreement was written in invisible ink. Needless to say...I learned a lot. Moved on to another tenant who was wonderful. Continues to learn and grow until the equity grew to the point I wanted to cash out. I'm interested in flipping to fund buy and hold properties. Apologize in advance for the long posts...I ramble and I find myself amusing. You've been warned. Can't wait to soak up all this great info and look forward to the journey. Pot holes are ok...hoping to avoid the sinkholes!
