Hello Everyone! I am Tracy - a long time listener to the original BP podcast, reader of BP books, and now active member of this robust online community. In hopes of growing my network, attending some meetups, learning, and buying another property this year, I am making this introductory post. When not working to grow my portfolio, I work as an anesthesiologist. The District of Columbia is my primary location, and I have strong ties to Northern California. 

My first property is a DC row home with an STR in the basement (let's call it a modified house hack). I purchased it a year ago using a physician loan, which afforded 5% down and no PMI. Hopefully I can do something similar again, and convert my current property into a LTR of some sort - rooms for rent, mid-term, SFH...
