6mo furnished rental with car included in Hawaii

Just tinkering with this idea and would love your thoughts. Quick background- I am from Kauai, Hawaii and now living in Bend, Oregon. We sold our house there a couple of years ago and we then bought a couple of properties here. I do think now and then of buying back on Kauai just to have in case we ever move back once our kids finish school here. However being a higher price point there and even with high rents- the numbers just don't seem to pan out. 

However, I was thinking about doing a 6mo (minimum since not zoned short term) fully furnished rental with car use included. 3bd/2ba house purchase price around 600k and rent with car use around 6k mo. Not sure how to write up the car lease or if to look into using turo as a platform.. Anyway- the target demographic is someone wanting to try out Kauai or eventually move but needs time to get their ducks lined up.

I have family there that can be a resource if car has issues or tenant needs something. But would basically self-manage from here in Oregon.

Thoughts?

@Nicole Galchutt Love the idea! There'd definitely be a market for that, possibly even with corporate rentals. When I lived there, I often met people that did short term moves for work. Sometimes they turned into long term roots, and sometimes they were ready to get back to the mainland ASAP. This would be a great option for them to vet out the island, and see if the lifestyle might work for them.
