BRRRR in Southern California?

Anyone BRRRR specifically in the Inland Empire (San Bernardino/Riverside County)? I have a rock star contractor, full time maintenance staff and PM in place at investor rates. Out of state seems preferable but I have a crew I trust 100% near my home.
