Population and job growth are the two primary in my opinion. 

 We are seeing strong inbound growth from the employed and also from the retired sector. The retirees love the affordable living and great weather.

Job growth continues with excellent companies like the Intel expansion/build out of its fabrication facility, Apple and many CA companies find AZ much more attractive than CA.
