Hot Tubs and ROI...worth it?

Has anyone added a hot tub to their STR to improve occupancy during the winter and/or increase nightly rates?

I'm considering a hot tub/plunge pool combo.  If I raise my nightly rate $25, it would pay for itself in ~3yrs, assuming the higher price didn't hurt my occupancy and it didn't create tons of extra maintenance/utility bills.

What is your experience with hot tubs?

Build your own. I made this outdoor wood fired hot tub from some things STR tenants left behind. That's a 110 gallon trough and an RV water holding tank. The heat exchanger is fabricated from natural gas pipe. There is a pump in the trough that moves water through the exchanger while wood is burning underneath it. My tenants work on pressure vessels like this. But they are the size of 20-40 school buses stacked upright and on top of each other.
