Airbnb Hosts- St. Pete, FL

I am looking to Airbnb my place in Kenwood this winter to take advantage of the work from home trend and escaping colder climates. I am aware of AirDNA, but do not want to pay for the service. Are there any experienced Airbnb hosts in the St. Pete area that can give insight on pricing strategy, occupancy rates, average revenue and the best ways to make your property attractive? My place is a 3 bed/2 bath with a pool. I am aware of the Pinellas County restrictions and plan to rent for 30 days plus. Any help is appreciated!
