Who has a question about investing, owning and or building on the Outer Banks? 

I lived there from 1997-2011 and was one of the largest builders in the area. I have built and developed hundreds of homes and done over $200 million in total building and real estate transactions over the years. I still build houses there today and have owned lots of rentals over the years. I know the area intimately. I am a North Carolina General Contractor and a North Carolina Real Estate Broker as well. I would be happy to discuss and answer any questions.

Thanks Greg, this thread is awesome! I've been shopping around in the OBX area for a while and am very interested in pursuing a full time STR property. Out of curiosity, has anyone had any experience with using Vacasa as property management in the OBX area?

Looking into buying a 7-10 bedroom beachfront property in OBX. Would love to connect with anyone who either owns / has owned this type of property in the area, or anyone who could help me gather as much information as possible about this type of property (including approximate expenses, approx management costs, approx occupancy etc.). Hi everyone, & thank you Greg for starting this thread. Your contributions to the discussion are so helpful. My girlfriend and I are looking to buy a STR somewhere in OBX from Corolla to Nags Head area. We are trying to decide between smaller 3-4 Br places to the bigger 4-6 Bdr places. Would love to connect with someone for tips, expense estimates, what makes properties most appealing/rentable, and any really any other information. Hopefully, I could provide some help in return when the time comes. Please feel free to DM me

We are locking into an undeveloped lot in the 4x4 area with plans to build in the short to medium-term. There are a couple of reasons we chose it - the main being affordability as well as tranquility and uniqueness. We would like to use it for about a month total and rent out the rest of the year. A few questions:

1. Will 5 rows back on Ocean Pearl with a limited view of the water and close to a beach access point be appealing enough as a rental?

2. What is your opinion of Swan Beach vs. Carova farther north from a rental income standpoint?

3. Is a 4 bedroom 3 bath house too small for a rental in that area?

4. Financially speaking, would we be better off buying an existing home in Corolla vs. this staged approach?

Hi Greg,

I currently own a home in Avon and I am looking into building a smaller more unique stay preferably in Kill Devil Hills. Do you recommend any builders. Is this something you would be interested in building? I would love the opportunity to chat with you if your schedule allows. Thanks, Matt
