Airbnb and long term rental in the same duplex.

My wife and I own a duplex with a top unit that would be perfect for Airbnb. Has anyone owned a duplex with a long term renter and Airbnb? If not, what are your thoughts on this?

I have a 14 unit apartment complex. They are all 2BR 1.5 Bath. My first STR was a stand alone house, a 2 bedroom house. It did very well as an STR. All 14 of the apartments had long term renters. It didn't take me long to figure that I could make more money with STRs than LTRs. When one of the long term tenants moved out, I offered to buy their furniture and made their unit into a STR. Now 10 of the 14 apartments are STRs.

Your long term renter does not matter in your business decision. It's your property. Put it to its highest and best use. You may make more money in a year with the STR than you do with the LTR. You'll definitely be doing more work.
