Short Term Vacation Rental Management

I’m looking into purchasing a property in Kissimmee FL for a short term vacation rental. Having 2 young daughters it will be mostly an investment but to be honest there will be a little personal use. My main concern beyond finding a good property at a good price is finding a team to manage it for me. Since I reside in NJ is will be best for me to outsource management completely or as much as possible. I’ve been looking at companies like Evolve and Vacasa. There is always the option of putting together a team local to the property but might take a more research and due diligence to find that team. It will be nice to hear some experiences, advice, and opinions on the idea, the area, and anything really to help me with this next REI adventure. Thank you all in advance for your input! Erik

    @Tyler Dreher, there’s no magic behind it. Between VRBO / Airbnb apps, automated templates, and your boots on the ground team it’s very easy and not very time consuming (once you get it going- initial setup on new properties can keep you a bit busy). The only requirement is having your phone on and with you 24/7 to quickly respond to inquiries & questions. I typically spend less than 10 mins per guest from start to finish (inquiry response, payment verifications, instructions, issues, questions, and tax submissions). Each guest typically requires 3 points of contact. 1. Reservation questions / time of booking 2. Check in instructions (mostly automated) 3. Post check out feedback to prep for reviews
