Considering rgGuest Apartment Rental
Hey BPers, I need feedback!. My husband and I are experienced apartment LLs, but are new to STR market.
Our current residence is on a 5 acre hobby farm, near Coeur d'Alene, Idaho. We have chickens, goats, sheep, and a large vegetable garden. On our farm is a two story large shop, and in this shop is a 2 bed, two bath apartment. The apartment is furnished, cute, and clean -- but nothing fancy. Laminate counter tops and white appliances. Fully stocked kitchen with dishwasher and appliances. Internet and Netflix via an extender on our home network, but no cable TV. We use one bedroom in the apartment as a guest room, the second bedroom has been taken over by my husband to store his guitar collection. 90% of the time the apartment is vacant.
My thought was to lock off the bedroom with my husband's guitars and the shop area of the building, and offer the apartment for rent on VRBO. We have plenty of land for the kids to run and play and woods behind the house made for hide and seek. The kids could watch the goats get milked in morning, feed the chickens and eat farm fresh eggs for breakfast. I would allow picking of seasonal veggies from the garden. Both Coeur d'Alene and Silverwood (our big local amusement park) are 15 miles in either direction.
My hesitancy is that the other Coeur d'Alene properties are gorgeous luxury homes or condos with granite countertops, spa tubs and fantastic views. We are just a little farm with friendly goats, driving distance to the tourist attractions. Do you think anyone would be interested in renting our apartment?
Does anyone know about the liability insurance provided by VRBO? Is it adequate? Toddlers might get knocked down by our goats.
