Unique lease agreement for tiny shipping container home.

We are planning to have a site for our small shipping container home in either Georgia or Florida. The idea is to have a land owner host the container and rent it out short term to guests, most likely using a service like Airbnb. 

Either the host/landowner will manage the container home and we split the profits, or they lease the container home from us for a flat monthly rate, and they rent it out on their own and keep all the income.

Would anyone have any suggestions about what type of lease agreement would be the best for these scenarios? Amy other suggestions or advice?
