Renting out My Personal House for an Airshow

Every summer a large airshow comes to my area and people pay good money to rent out houses.  I am wondering if any one does something similar.  I did some quick research on Airbnb and discovered similar houses go for $250 to $350 per night depending how close they are to the air show and if they are on the near by lake.

My questions are:

1.) How much of my stuff am I going to have to move out of my house (should I clean out every closet and dresser, move the kids toys into the basement)?

2.) Should I go and buy queen beds to replace my kids beds (what if I go with nice air mattress or a twin bed)?

3.) How do I pick a price for my place that has one more bedroom than the $250 property but isn't any where near a lake.
