So if you discount a small amount to get rolling, that is something that can work, but don't want to stay low for long.You will start to get the dregs staying at your place and they can do some real damage to the place. The best thing you can do is plan that the first year will be on the lean side. Make sure you budget for the negative year.

Depends on your market and competition. If you have a truly superior and/or unique product it will be easier to not have to compete with price. I am in Tampa and it is quite competitive and I often have new properties that are nice but not necessarily superior. We do some initial discounting and ramp up the price as reviews come in. Me having several thousand good reviews help, but personally I would not book a property with 0 reviews. Offering a maybe 10% discount will help grease the wheels and the cost is small.

It usually works out if you have a great property because people will say "wow this is an amazing property for a killer deal" and youll end up with a glowing first few reviews if it pans out. then you are off to the races
