Denied insurance for Fire Risk Zone on STR coverage

Hi Everyone,

Thank you in advance for any feedback and support you can provide me with. I have a home in north east Arizona, Pinetop-Show Low area that I am looking to start doing Airbnb/VRBO/STR with. Currently I have a regular primary homeowner insurance policy on the house as it was our primary home for the past year. Now it is just our secondary, and my family will go up once every month or two months, but the rest of the time it will be rented as a STR. However, due to the whole area now being deemed by insurance companies as a "fire-risk" zone, I can't find a single insurance company to put a STR endorsement on a regular home owner policy up there. I can get a primary without a STR endorsement, and I can get a landlord policy. But it is my understanding from these companies that a landlord policy does not cover STR or any renters under 30/60/120 days depending on who you talk to. I have talk to 4 insurance brokers, and directly to many companies such as allstate, steadily, safeco, liberty, american summit, american family, and a few other, but am basically out of options. Any suggestions on what to do?

 Ugh that sucks. My 2 pieces of advice are: 1.call Proper insurance, they specialize in short term rental insurance, 2. Join local Facebook groups in that area and ask other people where they got their short term rental insurance through. Good luck, hope you find something!
