Visiting my STR property for the first time ever... What should I be sure to do?
First time investor here. I'm visiting my STR property for the first time ever this Friday.
The property is undergoing a light rehab (new paint, new LVP flooring, new toilets, new kitchen, new vanities etc). The rehab is about 75% complete. Besides checking in on the quality of the rehab, what other major things should i do while I'm out at the property? Meet the neighbors? Meet the cleaners? Try to layout where I will put the furniture? Anything else I should do while i'm out there?

I would say all the above. I represent a lot of buyers in Tampa, and some hire me for full service PM, limited service PM, and some self manage. Those that self manage usually:
1 - Interview vendors and trades - i.e. cleaners, handymen. You will need a full vendor list but I do not think you can or should interview HVAC, plumbers, etc. Make a Rolodex of them for later.
2 - Complete your design plan - i.e. take measurements and come up with a plan. If you are 75% complete rehab you are very close to ordering furniture IMO.
3 - Look for safety hazards - i.e. uneven steps etc.
If your time in town is limited I would focus on these 3 areas. Most else can be done remotely. Good luck and congrats!
