Switching from Evolve to Hospitable Issues?

Question

I am a new investor and I have had my property for a year now but want to self manage now.  I also work a full time W2 and have 3 kids in sports, so time is not always my friend. I was referred to Hospitable on another post and want to use them.

I am struggling getting set up on Hospitable to start self managing property.  They are not allowing me to set my property up until I have it listed on Airbnb and other sites etc., but I don't want to cancel with Evolve and then be off the market for a period of time while trying to get all the data and info into Hospitable. Does anyone know if there are people or resources to help get property set up on Hospitable fast?  I have tried doing it, but I keep getting over whelmed with it and find myself just not doing it. I really want to make sure it is done correct and not half assed.

Any advice or help would be great!

Do you even own the listings with Airbnb, VRBO et al?  My guess is that Evolve does and when you cancel with them, you will have to start from scratch anyway.  If this is the case, set up your listings on Airbnb etc. but block out the calendar until you are ready to start taking reservations.  This should at least help get you started with Hospitable.  Also, on your comment "on all channels", not sure you need that either.  Do you get reports from Evolve telling you what channels you mainly get your bookings from?  I would start there.  My guess is Airbnb, VRBO and maybe Booking.com.

Hey @Kyle Jacques, so leaving Evolve does mean, like @Patricia Andriolo-Bull said, you lose the account and will have to start from scratch. New photos etc. They own that listing and you can't transfer them.

So you will have to think like a new STR owner. Find a new cleaner, handyperson, take pro pictures etc etc. At least you won't have to stock the whole place.

Like @John Underwood said, you need to bite the bullet and move forward. You are going to have some downtime regardless.

Why do you need Hospitable? List it on AirBNB and VRBO and use the built in tools. They make it pretty easy to self manage once things get rolling.

I wish I could give you better advice, but starting now means you get everything going again sooner rather than later.

We have people leaving Evolve/Vacasa/Other PM and switching to us all the time.  You will lose the previous listing and be starting over.  Find out the date of the "switch" and make a new listing and block calendar until that date.  We have not had an issue with multiple listings on different Airbnb accounts before.  I also do not think you will need a PMS with one property.  You can sign up for Airbnb and VRBO and sync calendars.  Good luck!

Only thing I can think to do is call Vrbo or Airbnb and explain the situation and see if they would allow you to create another account that maybe isn't active to use until the other accounts are shut down?

The only other thing to do is rip off the band aid and shut down Evolve now and create your new accounts. Maybe Evolve would allow you to transfer all bookings you currently have for a fee?

If you only have Airbnb, then create a Vrbo account to use.

Prepare the listing on your end for when the evolve finishes. You do not need to "publish" until Evolve is completely done but can have everything ready to go. As for management, I'm not sure you'd need a platform to manage a single property. We self manage a few properties without using an outside software. Airbnb & VRBO can be synced through the calendar to make it easy & avoid double bookings. Good luck.

Hey Kyle, you are taking the proper steps by switching in the long run. I would have all the information, pictures, etc. ready to go on Airbnb/VRBO as a new listing. Then when Evolve takes it down, you will be able to shift to Hospitable easily. I have a contact at Hospitable that I can PM you that may be able help with some issues.
