Micromanaging my STR property manager

I just got 2 airbnb up and going last month and I have a property manager, he also gets MTR insurance bookings. He uses buildium as the software platform. Am I wrong for wanting to see when my places get booked and how much they got booked for ahead of time? Buildium doesn't show that info, he has to manly upload the info which he does at the start of each stay... I'd like to see all the future booking so I have idea of what to expect. Am I being to micromanaging? Right now I can only tell by finding my properties on airbnb and looking at the calendars and what days are blocked of and assume those are bookings.

 You should set up the Airbnb listings yourself and add the property manager as cohost. You own the listings, you should be able to go in anytime and see everything and edit anything. You can configure the Airbnb messages so you are CCed on every single booking inquiry, booking, and guest message if you would like. The property manager works for you. You are free to run your business however you see fit, as long as you are respectful to your property manager and not bugging them about every little thing

You are the CEO, the pilot of the plane, the head chef, the one in charge. You should be able to do anything and everything anytime you want, it is your business. Anyone you hire is merely there to reduce the burden on you and make your life easier, you are still the one in charge always always always. It is your business. I’ll never understand people who cede total control over to a property manager (including letting the property manager own the listing, OMG, never ever ever do that!!) and act like it isn’t their business And don’t have access or ownership of things. It is your business 100%. They are there to help you as you have requested, but it is still your business and you yourself are ultimately accountable for its success or failure

Letting your property manager own the property listing on Airbnb is like a head chef letting the dishwasher set the menu at a fancy restaurant. You delegate tasks to free yourself up, you don’t give them ownership over your key business assets.

Property managers are ultimately just administrative assistants to help your business run more smoothly, you are the CEO, the one in charge and you need access to everything at all times.

(anxiously awaiting the vitriol from property managers on here who think they are the ones in charge 🤣🤣🤣)

P.s. don’t work with any property managers who think they are the ones in charge! Any good property manager should acknowledge that you are the CEO and they are merely your assistant to help things run more smoothly and to reduce the burden on you

You are free to delegate as much or as little as you’d like to a property manager or to anyone else. But as the CEO, you must dictate the terms of the arrangement. Find another property manager if they don’t like or respect the terms of that arrangement
