Anyone familiar with Albuquerque STR Market?

Hi everyone! I'm new to STRs and am interested in Albuquerque. I've done some high level market analysis and have been looking at properties to purchase. I'm getting some mixed results when I expand the number of tools for analysis that I'm using... I know the tools aren't always 100% reliable due to bad data so I'm curious if anyone here as experience with STRs in Albuquerque.

It also seems like STR regulations aren't super strict at the moment - need to register for a permit and comply with various rules around occupancy limits, acknowledgements, etc - nothing too crazy. Am I missing something major? I had also seen a year or so ago that the community wanted to put more restrictions and require a local contact, and limit on number of permits , but haven't seen anything more stringent since that proposal failed.

If you can share your experience, I'd greatly appreciate it! Also in the process of finding a realtor, so if you have any referrals, please send 'em my way!
