Deed restrictions, guidance

Luisa Lopez
Posted

Hello all, I'm currently looking to buy land in the Adirondack Mountains in Indian Lake, NY, Hamilton county, and build a modern cabin on it for STR and also for some relaxing weekends for myself. Looking to meet individuals generally and build my network, but would also love any advice on this area, contractors, realtors, lawyers, and any other general guidance with just starting in. I also noticed that the property has deed restrictions that states. "Lots must be used for single-family residential purposes - no hospitals, clinics, duplex houses, apartment houses, boarding houses, hotels and commercial and professional uses."

as anyone camo across with this type of restrictions. The deed also states. "Adirondack Cove Subdivision shall be comprised of the following deed restrictions to keep the neighborhood a peaceful and harmonious place to live. These deed restrictions will apply to all new owners, their heirs, successors or assignors forever."

any suggestions? Should move to other property?

Not an attorney but i do not believe you can use this as a STR, and even if you found away around it, the community would make your life miserable with fines, violations etc.
