FHA Loan for Duplex, Airbnb and primary residence

Hello, so I've seen that FHA loans do not like you to rent out your property until after you've lived in it for a year, and then even then, they seemingly are not compatible at all with short-term rentals (under 30 days), like for Airbnb. I am looking at a Duplex, am wondering if I could live out of one side as my primary residence for a year, and Airbnb out the other side during my first year... and then after my first year, regularly rent out my side, or Airbnb both sides... does anyone know the rules to this?

That's definitely allowed and how many investors get started. You just cant use a second FHA loan when you're ready to get another property unless you refinance the other.


I know some Duplex communities don't allow you to Airbnb both sides (sometimes either one.) You'll just want to check with zoning restrictions. But once you move out, there shouldn't be any issues using it for normal long term or midterm leases.
