STR Insurance Quote Estimates

Hello, I'm looking to invest in STR in the Norfolk, Hampton Roads, VA Beach area: Either SF or MF homes close enough to the beach to attract beachgoers from near or far. I've been analyzing properties from a high level but I'm struggling with what to expect on insuring these properties. Are there any local area insurance agents or property managers that can help me guesstimate what these costs will be? Maybe a price per bedroom or per guests costs that they are finding is "typical" (and what their coverage includes for STR)? I'm assuming these are excess and surplus lines but I'm not certain. Any input or help is greatly appreciated. Thank you, Bryan.

Navigating STR insurance is still the Wild West a bit.
Proper is known to be the most comprehensive, however they were also double the price at about $2200/year, when other quotes were in the $900-1200 range. This is for a small, 3 bed mountain cabin. 

We are NOT in Virginia FYI
