Convert the garage to a gameroom in Kissimmee?

Hi everyone, I bought my first STR in Kissimmee, FL one of those vacation villas, and its being run by a property manager currently. Its been like 6 months and its not cash flowing at all due to being the brand new listing etc. I am trying to find ways to increase the nightly rate and was advised to convert the garage to a gameroom (as its pretty common in there). Is it the next step for me or any other suggestions?

I am looking for help to find designers for the gameroom and my PM mentioned a quote from a designer that its 10-12K for a basic game room with pool table/archade with painting/epoxy flooring. I started shopping myself to see if there are other options like this one https://floridavillaservices.c... Appreciate any help to find more designers / contractors to help with this.
