Orlando/Disney STR: Buy now or wait?

Good afternoon, 

For those investing in short term rental in Orlando/Disney area, are you waiting to see what happens with this insane market, or are you buying now? Some people seem to believe the prices will soon cool down in this area, while others do not see it happening anytime soon, and possibly never. 

I have a chance today to buy a 2 bedroom/2.5 bath townhouse in a resort community 10 minutes away from the parks. It would be sold to me for $285,000 (not to mention $474/month in HOA fees). This price seems astronomically high to me, specially when I compare it to the price of a 2-bedroom townhouse before the pandemic. But part of me is afraid that if I don't do it now, who know what prices can be in the future!?

I know that none of you have a crystal ball, but I was wondering what your perspective is on this market, specially in the Orlando/Kissimmee/Disney area...
