Inheriting Tenants on my First Duplex

Hello BP Family!

I am proud to announce that I am closing on my very first Duplex in Socal (Inland Empire). I will be inheriting tenants who are both Month-Month. Part of my contingency to close was that the seller has to give a notice to vacate to one of the units (the one I will be  living in). My question is, must I have some type of rental agreements assignment from the seller? Only 1 unit has a rental agreement, the seller provided an estoppel for the second unit stating that the tenant is month-month (tenants has been there for 25 years). Will I have to renew and agreement under my name once I take possession of the property? or does it not matter, since I am going to give a vacate notice anyways?

All advice is appreciated, and if there are any RE friendly lawyers in the Inland Empire; I would like to connect :)
