Input from Private Landlords for a Digital Application

Hi, community! My name is Rachel and I owned and operated a mid-sized property management company in Oregon for 6 years. We sold the company in January of 2020 (good timing) and I am now in digital application development. 

I am working on a project to develop an effective digital application for private landlords (focusing on 10 doors or less). I wanted to post here to see if any of you have used a particular software or mobile application to manage your rentals. I wanted to create an application where your rental property and tenant information is easy to navigate; current rents, tenants, address information, reminders for repairs, increases, term changes, a place to store your vendor information, download reports, and add photos (posted notices, inspections) directly into the application. One of the main components I would like to include is education; notifications in legislative changes and what private landlords need to know in regards to State regulations, in real-time.

My question for you is: have you used any digital application to organize your business and if so, what did you like/dislike about it? What features did you wish were included?

I am hoping to gain some insights here into what the actual need for private landlords is so we can be most effective and also as protected as possible. 

I thank you in advance for any input you relay to me and I hope that I can start to develop an intuitive solution for independent landlords.
