Washington state is on track to see a 38% increase in rental homes being sold in 2021 compared with 2020. New statutes being levied on the home-rental market and the ongoing eviction moratorium are cited by industry observers as reasons why investors are selling.

I believe a large percentage of this is due to state regulation and the eviction moratorium, but a lot of it is also due to high sales prices and Landlords that just want to cash out.

Time will tell.
