Removing renter with no lease.

I currently have a tenant and notified her on June 22nd, via phone call and text message, that I will be selling the house. I put a stipulation that the house will close on August 31st, which gives her 70 days. What legal documents do I need to create to make sure I am following the correct guidelines/law? Do I need to send her a notice to quit and have her sign it? Not selling due to any issues between tenant and I or issues with the property, just time to move on. Thank you

@Jason Noll.  Normally, you would need to give them the minimum notice as stated by the lease agreement they signed. Since they do not have a lease, this does not apply. Did the tenant sign anything before moving in? 

I would encourage you to speak with an attorney in your state. They could let you know what specific options you have.

Do you mean you do not have a copy of the lease?  Does the tenant have a copy of a lease?  or you saying no lease ever existed for this tenant on this property?

Unfortunately we never had a lease agreement with this property. Mistake on our part I know.

@Jason Noll I would send a notice to quit. These notices usually include a sentence letting the tenant know that if they don't vacate by the date listed, legal action will be taken. Tenants don't sign them but the landlord does. If you have had a good working relationship with them, then I would let them know the form is coming to them in the mail so they aren't surprised by it.
