House will not rent

I bought a house in a nice area where I did a lot of research. I found that my rental competition was mostly condominiums and apartments. These were all nice, but I thought there would be many tenants who would prefer a house. Now over a month later I have reduced the price of this house substantially and I cannot get it rented. I have it up on CL, Zillow, Trulia, etc. but nothing is happening. We have only shown it about six times. Those who see it say it is nice, but we never hear from them again. I am starting to think I cannot even give this house away.

Many of the prospective tenants seem to think I should pay their electrical and heat, but this is not standard with SFH. I think they are spoiled by the apartments they are coming from which do pay these things. The house has a well, so water is free. I assume my only strategy is to keep lowering the price till someone accepts it.

I would consider calling the prospects that did have a showing and ask their opinion on why they were not interested and that might give you a very clear path to what your property is missing. I would also ask at what price they would consider renting that property if they were still looking. This would be very valuable information to you. If you find out you have an undesireable property from a rental perspective then I would consider placing it on the market for sale in order to get something that fits better in your area.
