Buy now, wait for the dip, sell and wait?

Hello seasoned investors and landlords!

I was building my portfolio of rentals (SFRs) when the mad run for RE made it difficult to justify the rapidly increasing prices. It has been 7-8 months since my last acquisition and my finger begins to twitch. 

Some would say you can't time the market, others would say why care if it cashflows, the other others would say the current market fundamentals have nothing in common with the market fundamentals of the early to mid 2000's.

What would you say?  

Buy now?   Wait to buy the dip?   Sell and wait?   Don't overthink it - roll the dice?
