Group of adult applicants - accept or reject?
Hi All, I'm getting ready to rent out my first property in Baltimore and have some questions about three scenarios of groups of adults who apply:
Do you require each spouse of a married couple to qualify for income, background check, etc?
If two or more non-married adults apply but less than the total adults who apply qualify (i.e., two out of the three adults qualify), do you reject them all?
Finally, if adult children apply with a parent(s) but the adult child does not qualify for some or all of the criteria, do you reject the family?

I would rent to anyone you choose.
I would not rent to a large family with several 18 and over. I would rent to as few as you can for wear and tear reasons.
No pets at all. Non smokers. Look at their wheels and walk them out to same. Clean, beat up, etc.
Be picky, its your place. I would rent to a family of 4 or 5 max. Good job, no pets, great rental history,.
then several over 18, it is a can of worms. If one or two don't pay ,,, it can become a nightmare and some
renters would say ' this is my portion of rent".
