House Hacking a Condo - Rent By The Room

Nicholas Garcia

I’m currently looking for a House Hack in Los Angeles. I’m planning on doing a rent by the room strategy, and am on the hunt for 3+ bed / 1.25+ bath single family homes.

I haven’t had much luck finding a house hack with that criteria since this market has made most sellers strongly preferring cash offers or $10k above asking price.

I've been trying to broaden my search by looking into townhomes/condos, but am not sure how I can go about renting by the room in this situation. What sort of rules/regulations are there with having an HOA? Are there certain things I can't do vs owning my own home?

@Nicholas Garcia most HOAs do have rent restrictions. You could land in hot water with your association if stated in the HOA bylaws that rooms may not be used for commerical purpose. Work with an RE agent that is well versed in finding house hack properties or at the very least condos/townhomes that do not have rent restrictions. Hope this helps!
