hi,

i have an apartment in a class c area, a great tenant with good income and credit scores but 3=he has 3 cats, i usually do not accept pets but i am thinking if i should make an exception.

  what are your thoughts?

I think people are crazy to not allow pets. Over half the US households have at least one pet. Why cut off half the potential rental pool?

Given that ANY tenant can get their pet anointed as an Emotional Support Animal and you can't do anything about it, I'd just assume they will have a pet and allow it upfront. Of course, set your rent and security deposit figuring this.
