Bathroom on first floor and bedrooms on upper level

I recently purchased an older home - 1865- that I am renovating and turning into an Airbnb.  The bathroom is on the lower level and 3 bedrooms on upper level.  According to the contractor it’s probably unlikely we can build a 1/2 bathroom on the upper level due to where the pipes are.  Does it pay to create a 1/2 bathroom on the lower level with the full size existing bathroom?  Either way - I realize we need to advertise that the rooms are not on the same level as the bathroom. Thanks for advice
