What maintenance reserve would you use for these rentals?

Hello,

What maintenance reservere do you think is conservative for the following property?

2x1 duplex in Florida, built in 1983. Block home. Each unit is about 1150 sq feet. Each unit also comes with a 3 car garage. Monthly rent projected at 700 per door.

My existing duplexes in Florida have had costs of $70 to $3333 to maintain units on an annual basis. The higher numbers skewed somewhat by move-in repairs as tenants change.
