QUESTION ON MONTH TO MONTH LEASE-- NEW JERSEY

Question for the forum.. I have an investment property in Union City on the market... 7 apartments and 2 retail store fronts.. Each tenant does not have a lease.. they are all month to month..  In New Jersey, how easy is it to get someone to move out of a month to month lease if the new buyer wants to?  Each tenant's rent is currently well below market values....

any help would be great to tell me if it's easy to remove month to month tenants.
