Applicant A or Applicant B

All background and eviction reports are clear.

Applicant A: applied first

Brother and Sister applicant. Both W2 jobs with recent hire dates. Both have good employment references and landlord references.

Combined Credit score meets requirements. One applicant has no credit history.

Combined income 3.5x rent.

DTI: 42.8%

Applicant B:

Boyfriend and Girlfriend applicant. Both 1099 jobs with recent hire dates. Recently moved to area. Previously W2 with good references and landlord reference.

Combined credit score meets requirements. Individual scores meet requirement.

Combined income 3.5% rent.

DTI: 43%

Typically, I would consider W2 income more stable but all applicants are recent hires. Thoughts?
