Tenant with late payments

I have a tenant (Couple) for 7 years who is late 11 months or more out of a year a year. Pays late fee, is sometimes a month or more late, catches up and then again becomes late with again. All excuses heard including job, sick relatives etc.  Their income is fine but bad money management. Late fee is $125, $150 every month.  Rent is $1925.  Promises rent payment on a certain date and then moves the date. I have 22 other tenants and nobody else gives this much hassle.  Woul you guys keep or get them out?

Tough call. Especially since you've had them for 7 years. They are late but always catches up. I see both sides. Late income can be nice, but it only takes one time for that not to happen anymore like Nathan said. Talking from a pure novice standpoint, have you considered increasing the late fee to encourage on time payments? Unless you rose them to the max your area allows. If so, I'd just consider not renewing but not before having a tough conversation. It's tough after 7 years. That's like HOME compared to renting for a couple years. If it's simply bad money management though, it could be a good wakeup call for them to get booted. My answer definitely rode the fence lol.
