Philly suburbs - best way to find an investor divesting portfolio

Hi- I am a young investor looking to grow my portfolio over the next several years. I am looking for mostly turn-key rentals in good shape (class A/B properties) In the Philadelphia suburbs (mostly mainline neighborhoods but would consider other good rental neighborhoods). I am looking for mostly single family, but again would consider other properties. Looking $300-550 range 

My portfolio is primarily in the city but I am looking to expand into the suburbs more. If there is anyone looking to slowly divest their portfolio over the next several years, I am looking to buy 1-3 houses a year. There is a potential for me to pay cash, but also very easy for me to get financing.
