Having energetic (loud) kid in upstairs unit

Hey BP,

I have an available upstairs unit with an interested person with a very energetic 5 year old kid.  How have you handled it with the high possibility of someone loud being in an upstairs unit?  If it were a downstairs unit, I think it would be less noticeable.  What provisions have you put in place, warning the downstairs tenant, etc? 

I am aware of the fair housing laws preventing discrimination against someone with children. But I want to maintain a enjoyable living space for all the neighbors.

The young kids nickname is "thunder".  It's a loud energetic kid that runs in circles.
