Student rental investors networking
Looking to network with investors/property managers who understand/invest in student housing or rent by room. Looking for some advice on lease strategy, pros/cons, maintenance etc.

@Dave Poeppelmeier good points - we've always done individual leases, but can see why that removes some of the positive benefits of peer pressure. Individual leases are definitely a benefit to the tenants, not necessarily the landlords.
This may be unfounded, but I've been told that if you have an whole-house lease and collect payments from tenants individually that your lease can be treated as individual, or by the room, if a legal dispute were to arise. Essentially, by collecting rent individually you're actually treating the tenants as if they're on separate leases, which contradicts the "whole house" lease agreement. This contradiction creates ambiguity and grounds for a legal challenge that they're actually on separate leases.
In the weeds I know, but thought I'd share just in case someone has personal experience with this and can chime in.
