Second unit hvac system

Hi All,

I’ll be closing soon on a 2-unit property. The two units are separated. Second unit is two floors. Living room of the second unit is an extension of the detached garage and the bedroom for that unit is on top of the garage.

The second floor bedroom has HVAC system whereas the living room only has a baseboard heater and no air ducts. I don’t know a lot about hvac, so I was hoping to get some ideas about what to do to get a cooling and heating system for the living room on the first floor.

A mini-split is definitely worth looking into. For a small home without existing ductwork they are probably the best choice. If you use the A/C a lot in the summer, it will cut down on your electric bill dramatically.

Today's mini-split heat pumps are insanely efficient, can provide heat down to -5*F or below outside temps, and cool amazingly well. We have our whole house on Mitsubishi mini-splits, absolutely love them.
