Private Equity Firm or Consulting for PM company

We have been running our company for over a decade now and have only broken even or had seldom positive cash flowed. We just want steady cash flow every month. Me and my parents work in our manufacturing firm full time but have always struggled to grow our real estate company on the side. Our manufacturing business has been growing rapidly and will result in more neglect on our real estate portfolio. We have 2 office staff members, office manager and book keeper. A few on site managers. and few subcontractors for maintenance. If our portfolio is large enough (mainly b & c class property), would it possible to bring in a Private Equity Firm to take partial ownership in the LLC while injecting capital and restructuring the firm? Or would it make more sense to hire a consultant to implement processes and procedures that are industry standard with existing management?
