Monthly expense estimate
Can someone give me a way to roughly estimate the monthly expenses of a Single family home, with tenants paying the utilities, and not having a property manager (for the moment).

Budget for rehab/capex when you buy. If you’re buying cosmetic fixers, usually flooring + paint.
Then you need to only budget:
gross rents
-vacancy rate (7%)
-maintenance expense
-Property taxes
-insurance
-property management
-HOA (if applicable)
-mortgage
= cash flow
