Adding washer/dryer to unit heavily increase value
We are adding a rental unit to our single-family home, and will be house-hacking for the next couple of years. We are heavily debating on whether or not to add a laundry machine to the rental. There is not any ideal place to add one, unless we squeeze a stackable into the master closet where the doors won't be able to close over it, or an all-in-one washer/dryer unit in the front living area.
If we don't add a laundry unit to the rental, the alternative is to allow scheduled access to our laundry room but they have to go through our whole living space to enter, or just not offer one at all. Renters would have to use a laundromat.
The rental is a nice upstairs unit, 3 bed, 2 bath, in an ideal suburb location, family-friendly neighborhood. We are new to the rental world and just don't know how valuable laundry units are, and how that would affect the rental price vs utilities, and/or our way of living if having to share a laundry space.
