Tenant wants to terminate lease soon

Hey guys - My current tenant wants to terminate her contract before the actual leave is up to purchase a house.She has about 8 more months to go. Should I tell her she must stay the whole time or what I was thinking maybe let her leave 2/3 months earlier? Thank you.
