lazy landlord tips for doing work your self the easy way
Hello. everyone.
I am here to offer some painting tips today.
I will periodically add to this topic as I do work myself and learn the ins and outs of
revitalizing property.
So this week I had to paint the interior of an entire house.
fortunately I buy my homes small so I only had to paint 1,100 sqft.
That is rule one for the lazy land lord buy small houses it means less work overall,
So on to painting
If you talk to any experienced old school painter they will tell you
that you need to cut in.
which is making a border around the ceilings and base boards.
this is a very very important step for the lazy land lord because
doing this step properly will allow you to use the roller much easier and quickly so you can get home to your couch and the game. but more important it will prevent you from getting paint on the ceilings which will need to be brushed in later
brushing in paint on the ceiling is time consuming and tedious so avoiding paint on the ceiling is the lazy landlords first priority
Many old school painters will tell you to get a good cut in brush.
but if you are not familiar with painting the cut in brush can take quite a bit of time, to get efficiently good results
my solution buy a paint kit that comes with a cut in tool
it should look like a rectangular plastic thing a ma jig that has little wheels on one side
this device allows you to quickly do the border in record time.
The secret I found to using this tool is to gently place it on top of your paint so it floats on the surface
for about 2 seconds you dont want the wheels getting paint on them
just the applicator I didnt use the pole attachment I think the hand allows more control and gets you up close to the work.
Further wipe off the excess so you dont get runs
So what is the deal?
this thing allows you to cover about 10 ft in about 6 seconds with a perfect swatch of paint it also works great under cabinets and narrow spots between door casings and walls.
keep a damp rag nearby
Minimize extra work. if you accidently spill paint always get it up right away it will be easier to do it now with a wet rag then latter with a scraper.
always clean your area before you start.
If you accidently kick over your paint can a clean work area will clean up easier then a cluttered area.
good brushes are worth their weight in copper
because good brushes offer better coverage better coverage means less time.
if a friend stops by to watch
ask them to remove or reinstall the switch plates
this will save you time later so you can get back to the game.
Take your time.
ok sounds counter intuitive lazy people want to be done faster right?
so why take your time.
the slower you run your roller the less paint will fly over you and the floor
so dont move too quickly
if you move your brush too quickly
you will get bare spots
so move slowly and evenly or at least just fast enough so the coverage is even and paint doesent start flying all over the place.
keep a paint station
this is where you will do all your pouring mixing keep your applicator and brushes it should be centrally located to your work area
i used a large cardboard box opened up and laid flat.
this is a great way to stay focused and avoid accidents like kicking over your paint
cleaning up your tools
this part can be very relaxing
sit on the edge of your bathtub
start with your brush run the water and pretend your painting the the bottom of the tub under water keep checking the brush until the water runs clear
next take the roller and roll the tub while the water is running all your paint should come out the roller do this step leisurely way like a good lazy land lord
next wash your tray
for this step use your rag and while the water is runnning just wash it will take a couple of minutes to get clean take your time be slow and deliberate finally wash your rag and you are all done.
